Muskegon County is still moving — but it’s not the frantic market we saw a few years ago.

Recent data shows Muskegon County home prices up slightly year-over-year, with a median around $252K over the three months ending in May. Homes are still selling, but buyers are paying attention to condition, pricing, and how a home feels when they walk in.

For sellers, that means the prep matters.
For buyers, it means there may be a little more breathing room than you expect.

The market is not “bad.” It’s just more thoughtful.

And honestly? That’s where having a real human in your corner matters most.

Thinking of selling in Muskegon County? The market is still rewarding preparation.

The homes that sell well right now are not necessarily the biggest, fanciest, or most HGTV-perfect.

They are the ones where the pricing, presentation, access, and marketing all work together.

That matters even more in a market where buyers have a few more choices than they did last year. In May, Muskegon County active listings were up about 6.3% year over year, which means your home needs to be positioned thoughtfully — not just tossed online with a prayer and twelve dim hallway photos.

When I walk through a home with a seller, I’m looking at the things buyers notice immediately:

Light
Flow
Smells
Maintenance questions
Photo angles
Awkward rooms
Overpricing risk
Under-marketing risk
And the tiny little “huh?” moments that can make someone hesitate

My goal is not just to list your house.
It’s to help buyers understand why it’s worth choosing.

A Muskegon County buyer tip: don’t shop the headline. Shop the neighborhood.

People love to ask, “How’s the market?”
And the annoying-but-true answer is: which market?

A home in North Muskegon, a bungalow near downtown Muskegon, a place with acreage in Ravenna, a lake-adjacent cottage, and a first-time buyer home under $225k are not all playing by the same rules.

That’s why I care so much about hyperlocal context.

The county-wide numbers are helpful — Muskegon County’s May median sale price was around $253,000 — but your actual experience will depend on price point, location, condition, financing, competition, and whether the listing is priced like it lives in reality or in a Pinterest fever dream.

Before you fall in love with a house, I’ll help you understand:

What similar homes are actually selling for
How fast they’re moving
Whether the list price makes sense
Where you may have room to negotiate

Muskegon County market check: things are shifting, but they are not sleeping.

In May, Muskegon County’s median sale price was $253,000, up about 3.1% from last year. At the same time, active listings were also up, which means buyers have a few more options than they did in the tighter market we’ve all been living through.

But here’s the part people miss: “more options” does not mean “no competition.”

Homes were still averaging about 29 days on market, and the good ones — the well-priced, well-presented, move-in-ready ones — can still move quickly.

So if you’re buying: strategy matters.
If you’re selling: pricing matters.
And if you’re trying to do both at once: please do not attempt that circus without a ringleader. 😉
