The summer crowds start to thin out, but the lake is still beautiful, the trails are calling, and our favorite local spots are still going strong.

The days are a little cooler, the sunshine still feels like summer, and fall color is waiting just around the corner.

It’s kind of the best of both seasons.

So which gets your vote — West Michigan summer ☀️ or fall 🍂?

MARKET MINUTE 🏡

Before you spend $20,000 turning your kitchen purple because you've always wanted a purple kitchen…we should probably talk. 😂

Sellers sometimes assume they need to renovate everything before putting their home on the market.

But here's the thing: spending $20,000 on your house doesn't automatically add $20,000 to its value. And the more personal the improvement, the less likely the next buyer is to value it the same way you do.

Sometimes the smarter pre-sale investment is much simpler: fresh paint, a few repairs, a really good cleaning, decluttering and making what you already have show its best.

Before tackling a major renovation because you think you have to do it to sell, talk to your Realtor.

You might be pleasantly surprised by what you don't need to change.

And please…step away from the purple backsplash. 😂

Sometimes you don’t need more space.

Sometimes you just need better space.

And sometimes you need a home office with enough room for a coworker who has absolutely no respect for personal boundaries. 😂🐾

Before deciding you need a bigger house, think about the problem you’re actually trying to solve.

Maybe it’s a real home office. Better storage. A first-floor bedroom. A usable backyard. Less maintenance. Or a layout that simply works better for the way you live every day.

More square footage isn’t always the answer. The right square footage might be.

Although if your coworker is a 75-pound Lab, I might allow a few extra feet. 😂

When your home first hits the market, it gets something you can’t recreate later: that first burst of attention.

Buyers who have been watching and waiting see it. Agents see it. It’s new—and people are curious.

That’s why I want the important things right before we go live: the pricing, photography, preparation and presentation.

Can we make adjustments later? Absolutely.

But I’d much rather use your home’s strongest window of attention to make a great first impression than spend week two trying to fix what we could have gotten right in week one.

Your first week matters. Let’s make it count.

Nobody buys a house based on a spreadsheet.

Sure, we start with the numbers. Bedrooms, bathrooms, square footage, price, taxes, location—all those boxes we think the “right” house needs to check.

But then something happens.

You walk into a house that maybe doesn’t check every box…and you can suddenly picture your life there.

You know where the Christmas tree would go. You picture everyone gathered around the kitchen. You imagine coffee on the porch or kids running through the backyard.

And you think, “I could live here.”

I’ve seen it happen more times than I can count.

The numbers absolutely matter. But buying a home is also about finding the place that feels right for the life you want to live.

And sometimes, that isn't the house you expected to choose.

When you're house hunting, it's easy to focus on bedrooms, bathrooms, kitchens and square footage.

But here's another question worth asking:

What does an ordinary Tuesday look like if I live here?

How long is your drive to work? Where do the kids need to be? How far is the grocery store? What about family, friends, church, activities—or the places you find yourself going all the time?

And maybe most importantly: How much time are you willing to spend in the car every week?

The house matters, of course. But the right location should make your everyday life work better, too.

Because you're not just choosing where you'll sleep.

You're choosing where you'll live.

Your neighbor's home sold for $425,000… so does that mean yours is worth $425,000 too?

Not necessarily.

Even two homes sitting right next door to each other can have very different market values.

Condition and updates matter. So do square footage, layout, lot size, garage space, finished basements—and even when the home sold. Buyer demand and available inventory can change surprisingly quickly.

That's why I look at comparable sales as a starting point, not a price tag to copy.

The goal is to understand how your home compares to what's actually selling in today's market—and price it accordingly.

September in West Michigan just hits a little differently. 🍂

Labor Day may be the unofficial end of summer, but around here, some of the best days are still ahead.

The lake is still beautiful. The days are warm, the evenings get a little cooler, and the summer crowds start to thin out. Patios are still open, the trails are calling, football is back, and before long we'll start seeing those first hints of fall color.

It's that sweet spot between summer and fall—and one of my favorite times to enjoy everything West Michigan has to offer.
