There has been a lot of interest on a home that was listed yesterday at 100 s Crabtree, Muskogee, OK. This home has a "list price" of $20,000 and the picture of the front of the house does not tell the whole story. The home suffered a substantial fire that is obvious in other pictures. The home is being sold on an online auction website. As I am writing this, the opening bid on the home is $15,000 and it has a little more than 6 days left in the auction. I have not been in the home to evaluate whether this is going to be a steal or a money pit. What I do want to call to your attention is a few of the terms of the auction: 1. There is a buyer premium so in addition to whatever the winning bid is, you will also owe a 5% premium with a minimum of $1000. 2. The offer must be cash and not subject to any financing, appraisal or other contingency. 3. The MLS instructions indicate you can look at the home but only outside because of the fire damage. 4. They will require an earnest money deposit of 1% of the bid amount with a minimum of $1,500. That money will be non-refundable under any circumstances.
