Real Estate Market Update - A Year in Review (2021-2022)
I am sure you have heard that our current industry is witnessing a seller's market and price inflation...please know that this is true. As your Realtor it's important for me to share with you this concrete information so you are accurately informed with what occurred throughout the year and what is projected to happen this year.
Both graphs are based on all properties and prices within our Multiple Listing Services (MLS). The first graph shows the pattern for number of homes for sale during January
of last year to January of this year. As you can see it shows a 52% decrease of inventory leading into 2022! We determine buyer and seller markets based on the common principle of supply and demand. The low supply shown above, that continues to decrease, supports the facts that we are in a seller's market.
The second graph shows the pattern for the median sales price during January of last year to January of this year. When in a seller's market, prices tend to rise and it is
illustrated above. From last January of 2021 to this January of 2022, there has been a 13.8% increase in home prices across the entire MLS. Although we have seen properties in multiple offer situations, waiving inspections and appraisals, etc. there are a select number of properties that are purchased at full price or less. Ending with a few projections for the year... Experts are stating that our industry will continue to be in a seller's market throughout 2022. Although prices of homes may continue to rise, interest rates will rise as well which will impact the buyers who are financing to purchase. Of course these projections are subject to change based on
economical factors, however this is what we currently see happening in the Real Estate Industry for 2022. If you have any questions, I am always here to help!
