🏡 GRAND STRAND DAILY UPDATE — HOME EDITION

Today’s theme: Growth is exciting right up until somebody has to build the roads, schools, trails, drainage and everything else that comes with it. 😄

In Conway, a proposed Mill Pond Road development could bring a big-box retailer, a roughly 50,000-square-foot grocery store, more retail and multifamily housing.

The catch? Environmental groups are pushing back over impacts to nearly five acres of wetlands connected to Crabtree Swamp and Crabtree Canal.

Meanwhile, Horry County is thinking bigger about getting around without four wheels. Its developing Trail Master Plan includes the possibility of a continuous trail connecting Conway and Myrtle Beach, with future connections potentially reaching neighborhoods, schools, parks and rural communities.

Down in the South Strand, the replacement of St. James Elementary is moving ahead — although the price tag apparently decided to enroll too. The district now expects the project to need roughly $5 million more than previously budgeted.

And on Highway 544, students continue pushing for the planned pedestrian overpass following the recent death of CCU student Kalina Trent. Funding has been secured, but there’s still no announced completion date.

Finally, Rate Watch: Mortgage News Daily’s 30-year index finished Tuesday at 6.74%, while Freddie Mac’s latest weekly average was 6.65%.

🔎 Some Thoughts:

The Grand Strand isn’t just adding houses.

We’re adding people, businesses, traffic, classrooms, infrastructure demands and quality-of-life expectations at the same time.

Growth itself isn’t automatically good or bad. But poorly planned growth has a way of sending the bill later.

And for buyers, “location” increasingly means more than the lot, the school district or the drive to the beach.

It also means asking:

What is this community going to look like five or ten years from now?

🏡 GRAND STRAND DAILY UPDATE — HOME EDITION

The Grand Strand housing market apparently woke up today and said, “Pick a lane? No thanks.”

Here’s what’s happening:

🏗️ 403 more homes could be coming to Georgetown County.
County Council has the proposed Four Seasons at Mariners Walk — a 403-home, 55+ community — up for second reading tonight. The project would cover roughly 309 acres, and its traffic study projects about 1,825 vehicle trips per day.

💰 Meanwhile, luxury is playing a completely different game.
Fifteen Grand Strand homes sold for more than $2 million in July.

That’s a pretty good reminder that there is no single “Myrtle Beach housing market.” Change the ZIP code, property type or price point, and you may be looking at an entirely different set of conditions.

🔨 Builders have more inventory to move, too.
National new-home sales slowed in July while inventory climbed to 488,000 homes — a 9.6-month supply.

Buyer translation?

Ask what the builder is willing to do.

Closing costs. Rate incentives. Upgrades. Price adjustments. More inventory can mean more room for a conversation.

🏠 And here at home, Meritage has started bringing actual Crown Pointe homes to market near Georgetown, with current pricing beginning at $309,990.

📈 One more number worth watching: South Carolina home prices are still appreciating, up 2.38% year over year — slightly faster than the country overall.

Five stories. Five different signals.

And one takeaway:

The market isn’t “good” or “bad.”
It’s specific.

What matters is what’s happening where you are, in your price range, with your type of property.

🔎 CONWAY MARKET CASE FILE: Six numbers, one market—and absolutely no dramatic soundtrack required.

At the end of July, Conway was doing what real estate markets often do best:

refusing to fit neatly into a headline.

🏠 Median sold price: $300,000 — down 0.9%
📍 Homes for sale: 894 — down 1.7%
📐 Price per sq. ft.: $136 — flat
⏳ Days on market: 122 — up 4.3%
📊 Months of supply: 4.1 — down 8.9%
🤝 Closed sales averaged 98.5% of the most recent list price, before seller concessions.

So what’s the story?

Prices are holding. Inventory tightened. But homes are taking longer to sell.

In other words: this isn’t a market that rewards assumptions. It rewards strategy.

Now zoom out.

The July national median existing-home price was $434,100, with 4.6 months of supply.

Conway?

$300,000 median sold price. 4.1 months of supply.

That doesn’t mean every Conway home is a bargain.

It does mean Conway deserves a serious look if you care about how far your housing dollar can go—and what kind of lifestyle that can put within reach.

Historic downtown.
Restaurants and river life.
Grand Strand golf.
Myrtle Beach entertainment.
And the beaches close enough to be part of your life—without necessarily paying to live on top of them.

But here’s the number I care about most:
