If you're planning to buy new construction on the Grand Strand, here's something most buyers don't find out until it's too late.

The agent at the builder's model home works for the builder — not for you. Their goal is to close you at the best terms for the builder. They're not advising you on whether the community is the right fit, whether the price is competitive, or whether there's a better incentive package available.

Having your own buyer's agent in a new construction transaction does not cost you more money. The builder has already built buyer agent compensation into the model. If you walk in unrepresented, the builder keeps that money — it does not come off your purchase price.

A lot of the buyers I work with are not just relocating. They are deploying equity.

They've spent 15 or 20 years building equity in a Northeast home that has appreciated significantly. And now they have a decision to make.

They can take that equity and put it back into another home in the same expensive market — same tax burden, same cost structure, same winter. Or they can bring that equity here, where the same $500,000 buys more home, in a newer community, on a property tax bill that is a fraction of what they're used to.

In New Jersey, that's the difference between $11,000 a year in property taxes and $1,800. For many of my clients, the monthly cost of ownership here — even with an HOA — is meaningfully lower than what they were carrying up north.

This is not just a lifestyle upgrade. For a lot of people, it is a financial restructuring.

Here's a comparison I walk Northeast buyers through all the time.

In Massachusetts, the median home price is hovering between $650,000 and nearly $700,000. At around $450 per square foot, a $500,000 budget buys you approximately 1,100 square feet. In Greater Boston, that's likely a condo or a very modest single-family home.

On the Grand Strand, the median price for a detached stick-built home on its own land is approximately $390,000. At around $228–250 per square foot, that same $500,000 budget buys you 2,000 to 2,200 square feet or more — typically a 3 or 4-bedroom home in a resort-style community built in the last 10–15 years.

1,100 square feet versus 2,200. Same budget.

JUST SOLD in Barefoot Resort!

Six years in the making — and SO worth the wait!

I started working with this wonderful couple six years ago on a mission: find them the perfect second home in Barefoot Resort with a pool (or room to add one), all within their budget. Easier said than done in this market! They call New Jersey home for now, so most of our house hunting happened over the phone, with them flying in about once a year to walk through options together.

A month ago, we finally found "the one" — and today, it's officially theirs!

This is going to be their home base for beach getaways now, and their full-time retirement spot down the road. Watching them light up thinking about decorating, hosting family, and making new memories here has honestly made this one of my favorite closings.

Here's a number that stops almost every buyer from New Jersey in their tracks.

New Jersey has the highest effective property tax rate in the country. On a $500,000 home, the annual property tax bill is approximately $11,000 per year. Connecticut is close behind at $9,000–10,750 per year. Massachusetts runs $6,000–7,000 per year.

In Horry County, South Carolina, primary residents pay property tax on only 4% of their home's value — not the full amount — multiplied by the local millage rate. On a $500,000 home, that works out to approximately $1,500–2,000 per year.

Same budget. Same home value. The difference: up to $9,000 per year back in your pocket.
