As an FYI as we transition from cold to warm weather we'll all be using our air conditioners more and more. And you'll be hearing more and more A/C companies advertising "specials" to check you HVAC systems. As a licensed mechanical contractor I always recommend my real estate clients to take a look at their outdoor condensing units. If the unit is full of debri like the one on the right it is a good idea to remove the debri as a dirty condensing unit is not efficient. Once the airflow is re established turn on the system and touch the big line (covered in insulation). After about 5 minutes of run time it should be nice and cool (my techs coined the phrase "the beer can method" (cool and condensating like a beer can on a hot summer day). The weather is cooling off so for our Northern friends (now living in the South ) I wanted to give a brief FYI on heat pump operation (most Northerners are used to gas/oil/etc creating heat , so heat pump operation may come as a surprise). Lori and I have many real estate clients moving in from the North. Several of our real estate clients moving from the N.Y. and N.J. area have have called me in panic on a damp winters morning and said "my outside A/C thingy has frost on it. Or there is smoke coming off the unit. Is it broken?" Heat pumps move heat from point A to point B. In the winter the heat is removed from the outside and transferred to the interior of the home. The outside heat pump coil temperature will be much lower than the ambient temp so when it is cold and damp the outside unit will develop a fairly uniform frost (like the heat pump on the right). If the system is operating OK after a period of run time it will go into a de-ice cycle and the frost will melt. There may be steam created as the de-ice cycle is operating. Notice the heat pump on the left. It is not operating correctly. If your outdoor heat pump looks like the igloo on the left It needs service.
