A repair receipt isn’t the same thing as verifying the repair was actually completed correctly. 👀
One of the biggest mistakes buyers can make is assuming everything is good to go once a seller says repairs have been made. That’s why I always recommend having your inspector come back out and re-inspect any negotiated repairs before closing.
A re-inspection can help confirm:
✔️ The repair was completed
✔️ The issue was addressed properly
✔️ There aren’t any remaining concerns that could become your problem after closing
The goal isn’t to create more work—it’s to protect one of the biggest investments you’ll ever make.

🎥 Media Day in real estate is basically controlled chaos.
While the photographer and videographer are capturing the home, I’m constantly moving from room to room—straightening a pillow here, opening blinds there, moving décor, checking details, and making sure each space is ready for its close-up.
And in between shots? You’ll usually find me working from my laptop.
One minute I’m answering emails, reviewing contracts, or following up with clients. The next minute I’m packing up my mobile office and relocating to another room because the camera crew needs the space. 💻🏃‍♀️
It’s a lot of moving, a lot of multitasking, and a lot of behind-the-scenes work that most people never see. But creating great marketing for a home is about more than just showing up on photo day—it’s making sure every detail is dialed in while keeping everything else moving forward, too.
So if you’ve ever wondered what Media Day looks like from my perspective, it’s equal parts real estate agent, stager, and traveling office manager. 😂📸🏡

Not because a VA loan closed in 19 days.
Not because we got to the closing table faster than expected.
But because everyone involved came together to make homeownership happen for these buyers.
A quick closing like this doesn’t happen by accident. The buyers had already been through underwriting, so we knew exactly what conditions needed to be addressed. The home was vacant, which allowed inspections, appraisal, and access to happen quickly. The closing attorney stayed on top of title work and kept everything moving forward.
Most importantly, every professional involved was committed to the same goal: helping these buyers get into their new home.
If you’re wondering whether a 19-day VA closing is possible for you too, the answer is maybe—but every situation is different. The timeline depends on the buyer’s financial readiness, the property, and having the right team working together behind the scenes.
This isn’t about a preferred lender, attorney, or vendor. It’s a reminder that when everyone does their part and communicates well, amazing things can happen.

🍔🌴 One of our favorite family-friendly restaurants on the Grand Strand!
Yes, this is my second post about this place, and that’s because it’s just that good. If you’re looking for a spot where the whole family can relax, eat great food, and enjoy the waterfront atmosphere, check out LuLu’s North Myrtle Beach.
A few reasons we keep coming back:

Pro tip: Let the kids come in their bathing suits! Ours loved it, and it made for the perfect laid-back summer family outing.
