I looked at listings in all of the homes for sale in 2 high priced neighborhoods this week. Most looked very tired and dated! They will not get 2022 pricing when homes would sell on day 1 for a high price. Interest rates are up and prices are still up and these homes are sitting. One of the neighborhoods had 23 for sale and none pending! Many homes I have sold this year have needed refreshing and the buyers are subtracting that from the listing price. I started worrying about my own house. We bought 17 years ago and our kitchen screams 2007-2009. I have been using Google Gemini to take a picture and ask it to give a quick updated look. This is what it did to my own kitchen. This was just changing counters, backsplash, sink and painting cabinets. Also, enhancing the lighting. I am stuck with the floors and I hate to replace appliances that work great but they are now 19 years old. What would you do to update this kitchen if it were yours?
