A water heater on the third floor gave out without warning and flooded our first-floor unit below. No amount of maintenance planning stops that kind of disaster. It just happens, and then you’re the one standing in it. That torn-up floor and gutted kitchen in the photo is what was left. The photo next to it is that same kitchen today, fully furnished and booked on Airbnb.

We started Old Colony Living as owners, not managers. We’ve done the demo work, the late-night maintenance calls, the guest turnovers, and the “why is nothing working” moments. So when we say we know what it takes to run a rental, it’s because we’ve lived it.

We walked into one of our short-term rentals about an hour after checkout this morning, after a full week’s stay. Found it spotless — bed stripped, dishes done, even the cleaning supplies put back exactly where they belonged.

This weekend we were cleaning one of our Myrtle Beach properties and caught something small before it turned into a guest’s worst night of their vacation.
The AC condensate drain was blocked. Left alone, that unit shuts down by evening, and in a South Carolina summer that’s not an inconvenience, that’s a family sweating it out at 9pm with no fix until morning. That’s also the review that says “AC broke, no one helped” and sits on the listing for the next year of bookings.
Instead: caught during a routine visit, cleared in minutes, guest never knew anything happened.
That’s the job. Not just cleaning between guests, actually looking at the property like it’s ours, because for the length of that stay, it is.

One of the perks of owning a vacation rental in Maine is making time to enjoy the same experiences our guests come for.

On a recent trip to check on our cabin, we spent the day exploring some of our favorite spots in Acadia National Park. From the sweeping views atop Cadillac Mountain to cooling down with a famous blueberry popover sundae at Jordan Pond House, every stop reminded us why this place feels so special.
