After receiving his degree in Real Estate & Urban Economics from UConn, Tim was immediately snatched up by CoStar Group, a fledgling Commercial Real Estate Information Company in Washington DC with a big idea. Most buyers don’t realize this… until it’s too late.
If a property is located in a flood zone and you plan to renovate, there’s something called the FEMA 50% Rule that can completely change the scope — and cost — of your project.

If your improvements exceed 50% of the structure’s value, the home must be brought into full compliance with current flood regulations.

That can mean:
• Elevating the home
• Relocating mechanicals
• Rebuilding portions of the structure

In many cases, this can add $80,000–$100,000+ to a project.

The good news?
With the right strategy, this can often be avoided.

In towns like Stonington, improvements are measured over a 1-year period, which allows for phased renovations when planned correctly.

Average means blending in, just doing enough to get by. But here’s the reality: when you choose to be average, you’re choosing to be invisible in a world that rewards those who push beyond. Think of the people who inspire you—your mentors, role models, those who’ve made an impact. Did they get there by settling for mediocrity? Of course not. They dared to break the mold and go above and beyond.

If we want more than average results, we need to stop aiming for “good enough” and start striving for greatness in every task, every client interaction, and every decision. Talent alone doesn’t create success; it takes effort, mindset, and the relentless drive to exceed expectations.
