When you're hiring a home inspector, asking the right questions can help you understand the condition of the home and the inspector's approach. Here are some important questions to ask before and the during the home inspection:
About the Inspector and Inspection Process
*What is your experience and certification?
Ask about the inspector’s qualifications, years of experience, and whether they are licensed or certified by a recognized organization (e.g., InterNACHI).
*How long will the inspection take?
A thorough inspection typically lasts 3.5-4.5 hours, depending on the size and condition of the home.
*What areas will you inspect?
Confirm that the inspection will cover all key areas of the home, including the roof, foundation, plumbing, electrical systems, HVAC, attic, and interior/exterior.
*Do you provide a written report?
Ensure the inspector provides a detailed written report with photos, descriptions of findings, and recommendations.
*Will you accompany me during the inspection?
Some inspectors may offer to walk you through the home during the inspection. This is a great opportunity to ask questions in real-time. We do understand that you may not be able to make it to the inspection, feel free to give us a call if you ever have any questions.

*Do you identify minor maintenance issues as well as major problems?
Ask if the inspector will point out both minor and major issues so you can get a full picture of the home’s condition.
*How do you evaluate the condition of the roof, plumbing, and electrical systems?
These are often expensive to repair. Make sure the inspector has a clear approach for assessing these systems.
*Will you check for signs of past water damage or flooding?
Water issues can lead to mold, structural damage, and costly repairs, so it’s important to know if the inspector will look for these.
*Do you inspect for pests or evidence of pest damage?

While we may be able to verify possible evidence of pest damage, pest control professionals should be ones to confirm current or past pest evidence.

Some inspectors use technical jargon, so it's good to know if they'll be able to explain the issues clearly, especially if you're a first-time homebuyer.
*What are some of the most important issues you found?
After the inspection, ask what they consider to be the most critical problem areas in the home—this will help you prioritize your next steps.
*What’s the best way to maintain the home after the inspection?
A good inspector will provide advice on maintaining the home to avoid future issues.
Logistics and Fees
*What is the cost of the inspection, and what is included?
Get clarity on the full cost and what is covered—some inspections include additional services like thermal imaging, while others may charge extra for that.
*Are there any warranties or guarantees associated with the inspection?
Some inspectors offer a limited warranty for certain repairs or issues they identify during the inspection.
