FIVE-STAR REVIEW: We closed on the property in June and, our experience with them (especially with Maria & Amy Jo) could not have been any better! These ladies are smart, efficient, and kept their word by always doing what they promised they would do. They were also very responsive to our numerous requests and never made us feel like we were bothering them. What does “certified funds” mean? When you’re buying a home, you’ll likely need to bring money to closing for your down payment and closing costs. Nacogdoches Heritage needs that money in a form they know is available and ready to use. That usually means:

💰 Wire transfer – Common for larger amounts.
🏦 Cashier’s check – A check issued by your bank.
❌ Personal check – Usually not accepted for a large amount.

Title insurance in Texas falls into two main categories of policies: the Owner's Policy and the Loan/Lender's Policy.

The Texas Department of Insurance splits these specific categories into different forms depending on whether the property is residential or commercial. 🏘🏠

The owner’s policy protects the property owner's equity and ownership rights against hidden title defects for as long as they (or their heirs) own the land. The Loan Policy protects the financial institution's lien interest in the property until the mortgage loan is fully paid off. 💸
