🏡 Ada County Market Update
Ada County continues to hold a slight seller’s advantage but the market is still showing signs of balance and moderation.
The current median list price is $694,350 with active inventory increasing to 1,798 homes. The Market Action Index is 41 which is the same as last month and telling us that demand is still healthy but not necessarily gaining momentum right now.

The biggest thing I’m watching is inventory. More homes are available than we’ve seen in tighter markets and about 31% of listings have had price reductions which means buyers may have more room to negotiate than they did during the peak market.
For sellers, this does not mean the market is weak—but it does mean pricing and presentation matter. Buyers are still active but they are more selective and value-conscious.
For buyers, Ada County is still competitive in many price ranges, but there are opportunities if you are patient, prepared and watching the right properties.
