Have you noticed how some housing market headlines make it sound like the sky is falling?

You'll see headlines talking about massive increases in foreclosures or distressed home sales, and technically, those percentages might be accurate. But they're often missing some pretty important context.

Let me give you an example.

If distressed home sales go from 1% of all transactions to 2%, that's a 100% increase!

Sounds pretty alarming, right?

But here's what that headline doesn't tell you. Even after doubling, distressed properties would still account for just TWO out of every 100 homes sold.

That's a pretty different picture than what the headline might lead you to believe.

And according to the National Association of REALTORS® latest report, distressed sales accounted for just 2% of all existing-home sales nationwide.

Now, I'm not saying we should ignore increases in foreclosures. They're absolutely worth watching, especially if that trend continues.

But there's a big difference between a market showing signs of stress and a market that's falling apart.

The point is, percentages without context can be incredibly misleading.

So the next time you see a headline predicting a housing market disaster, take a second to look at the actual numbers.

Because sometimes the headline is a lot scarier than the reality.
