Ada County, Idaho Q1 2026 Market Update:

✨ Homes prices held steady with an average sold price of $647,139 and a median at $539,945.

✨ Our inventory tightened up to 2 months. Active homes reached 1,511 and the pending homes were at 1,396 at the time we pulled the report.

✨ Homes took an average of 53 days to accept an offer.

Our numbers may look slightly different than other reports you see. We combined new construction & resale homes. We also only pull data for single family & single family with acreage.

Canyon County, Idaho Q1 2026 Market Update:

✨ Homes prices held steady with an average sold price of $490,000 and a median at $430,000.

✨ Our inventory tightened up to 2.3 months. Active homes reached 962 and the pending homes were at 810 at the time we pulled the report.

✨ Homes took an average of 61 days to accept an offer.

In the past 4 days we have submitted offers for 3 DIFFERENT buyers and all 3 have ended up in a multiple offer situation 🤯. We are sure you have heard “high interest rates” this & “home sales have dropped X%” that. But the reality is we still have some very hot price points. People buy & sell homes in every market. And real estate markets are hyper local. Not all of our price points are white hot but we definitely have them in th sweet spot that when priced & marketed correctly are seeing a ton of activity.
