The Big Change: What Buyers Can Afford Now
With the average 30-year mortgage rate dropping to about 6.29%, a buyer with a $3,000/month mortgage budget can now afford roughly $468,000, up from about $446,000 just three months ago. That’s a gain of $22,000 in purchasing power.

How This Impacts Affordability & Supply
The rate drop is pulling monthly payments down: on a median-price U.S. home (around $444,000), payments are about $2,481/month now; three months ago, with rates closer to 6.9%, that number was about $2,624/month—a savings of ~$150/month. Meanwhile, there are now more home sellers than buyers, which can give serious buyers leverage.
