This year was the 50th anniversary of the Nantucket Daffodil Festival 💛Just couldn’t miss it, so we made it happen last minute. Good call 🙌

🌟David was thrilled to have been asked by our dear friends, Gay & Girard Ruddick, to ride in the “Daffy Dead Flower Power Revival” Band Transport for the 47th annual Nantucket antique car parade. It’s a stunning event that begins on the cobblestones of Main St. when the vehicles line up until noon, and then do one lap around Town, before making their way up Orange Street for a parade that goes down the Milestone Rd. to Sconset for the annual picnic.

The picnic setup where the band played was amazingly clever, and successfully executed by Gay! So very creative & congratulations on your 2nd place win 🏆👏🌼

THE BEST 24 hour 🕚 turnaround visit to the 🏝️, SECOND ONLY to our first ever visit to Nantucket, which was for only 24 hours too @ 💛 And look what happened from that trip 🥂

🗓️ 2026 First Quarter Report

Here are some key metrics put together by LINK, Nantucket’s MLS service, which provides valuable insights into the real estate market on the island.

🌼 The vast majority of buyers are particularly focused on the data concerning single-family and multifamily sales, as these categories represent significant portions of the sales market. Analyzing the overall sales figures from Q1 2026 compared to Q1 2025 reveals a slight decline, with 4 fewer sales recorded, decreasing from 48 sales in the previous year to 44 in the current year. Despite this reduction in the number of transactions, it is noteworthy that both the average sale price and the median sale price have experienced a substantial increase, rising by approximately $1.2 million each.

📉The inventory of available properties has also seen a notable decline. In Q1 2025, there were 140 properties listed on the market, but this number has dropped to around 100 in Q1 2026.

💲In terms of total dollar volume, the quarterly comparison for all types of sales—including residential, commercial, and land—shows that this year’s Q1 totaled $258,181,000, representing a decrease of 5% compared to the total dollar volume recorded in Q1 2025.

🏠Similarly, the number of sales across all types of properties has also decreased, totaling 55 transactions, which marks a significant drop of 24% from Q1 2025.

🌺 As the months progressed through the first quarter, there were signs of improved performance in the market, both in terms of transaction volume and dollar volume. March proved to be a strong month, recording 17 transactions that amounted to just under $95 million in sales. This uptick in activity may indicate a response to seasonal trends that typically see increased engagement in the spring months.

Early signs related to inventory imply that the market might still face limited supply in the near term. Moreover, the severe winter weather impacting various parts of the Northeast might have postponed real estate activities.

Short Term Rental (STR) tax revenue is ⬆️ 11 % from last year. This significant increase reflects a continued desire to vacation on Nantucket 👏👏

✨ How are rental properties taxed?
There’s a 11.7% Room Occupancy Tax paid by tenants, of which 6% goes to the Town, and the remaining 5.7% goes to the state.

According to a recent article in N Current in early April, “The year-to-date numbers for 2026 STR tax revenue is up around 11% over last year, and roughly even from the record-breaking revenue brought in the year before.”

Despite adverse judicial rulings over the past few years against property owners, “The data doesn’t show any downturn in STR revenue in the months that lead up to the pivotal Special Town Meeting vote in November 2025, where STRs were codified as legal across the island.”

✨ What are the reasons for the rise?
At first impression, one might think it’s due to an increase in the number of bookings. This is not the case, rather one of the reasons, is that property owners are charging more to rent their homes. While another explanation is that traditional lodgings, like inns and hotels, now account for a larger share of the tax revenue than at any time since it was expanded to cover STRs in 2019.

“While STR tax revenue has swung back and forth since 2020, revenue brought in from traditional lodgings has been on a mostly steady upward trajectory, increasing in four of the last five years.”

Also noted, since 2023 (the year that set the record for tax revenue from STRs), the tax revenue from traditional lodgings has climbed over 15%, mostly due to shorter stays, especially given restrictions on most summer rentals where owners require them to be rented for a week minimum at a time.

‼️ Even this late in the booking season, there is continued demand with last-minute renters still looking to be on island for the summer. If you are a homeowner with open dates 🗓️, please connect with us to update your listing, and if you are looking to rent, please contact us so we can secure a lovely home 🏡 for you, your family, and friends for summer 2026!
