It’s no secret that we have had significant changes in our industry over the last 8 months or so. The upside to this is that we have been able to negotiate some incredible deals on behalf of our Clients. This Beautiful view from this Gorgeous Glen Cove Condo, is just our latest Success Story. This Home went to a Veteran Family and they literally Closed with no money out of pocket!

The Seller paid all of their Closing Costs, which just a year ago, would have been virtually impossible. Interest Rates have been all over the place and as high as 7%. But we were able to lock them in at a fixed rate of 5.25%.

Hello Everyone! I hope you all are still Happy, Healthy and Safe. Just wanted to let you all know that Interest Rates just keep getting better. Today we Locked two 30 Year Fixed VA Loans today 2.375%! These are the lowest Rates I have EVER been a part of in my entire 20 Years in the business.

If your current Interest Rate is 3% or higher, you should at very least be considering lowering your interest rate. Now is also not a bad time to think about taking Cash Out for any Home Projects you've had on your mind. And of course if you are still Renting and have been waiting for an opportune time to Purchase, now might just be the right time for you.

Hello Everyone! We hope you all are Safe and Happy. We have still been very active and I wanted to take a moment to share with you a lesson in Hope. We started a Refinance for a Veteran towards the end of January. We received the Approval and were about to close when an IRS debt showed up on the updated Preliminary Title Report. We all pretty much assumed that this was no longer a viable loan and justifiably so. I decided to reach out to the IRS Agent assigned to them (who was extremely nice, by the way) and she told me that there is a process in which the IRS will subordinate the debt owed so that the Borrower could successfully refinance. She warned me that it was not a "quick" process but that it was certainly possible.

So we submitted the package for the subordination on February 7th and to EVERYONES surprise, they faxed an Approval for the Subordination to Escrow on March 25th! We had to re-submit the entire Loan (and COVID-19 slowed down the process significantly) but we received the Approval again and yesterday the Borrower signed his Loan Documents for a new interest rate of 2.75%! Lowering the payment nearly $500 a month!

Prior to this, many weren't aware that this was even a possibility but these are the ways that we learn, grow and become a better Service to all that we are fortunate enough to Serve. Many would have given up and moved on (and no one would have faulted them) but when we see a glimmer of Hope, we'll pursue it to the end. There are many moments when I am truly humbled and grateful that I am fortunate enough that my profession allows me to Serve my fellow Veterans. Today is absolutely one of those days because today a young Air Force SSgt. (Staff Sergeant) is moving in to Her very First Home!!! A Brand new KB Home that is just STUNNING! Solar Panels, Tankless Water Heater, a Large Back Yard and so many other wonderful amenities to make this Home comfortable, affordable and enjoyable for many years to come.

What's even more amazing about this is that we helped Her Parents (Who are also Veterans) find their home almost three years ago. And this is a perfect example of how our Business Operates.
