The Napa Valley market hasn’t crashed — and I’m not going to tell you it has. But Q1 2026 data shows four real shifts that matter if you’re thinking about buying. 🏡

103 days on market. That’s the county average right now — 28% longer than a year ago. More time to be thoughtful. More time to negotiate.
93.4% sale-to-list ratio. Homes are closing below asking price. That spread didn’t exist two years ago.
$930K median vs. $1.3M Bay Area average. If you’re commuting from or relocating out of the Bay, this valley is a fundamentally different conversation than it was.
Spring inventory is building. More choices are coming — which means you have options, not just offers to compete on.

None of this means prices are falling off a cliff or that now is some emergency window. What it means is that the leverage has shifted, and buyers who are prepared — who know their neighborhoods, understand their financing, and have someone in their corner who grew up watching this market — will be in a genuinely strong position.

Q1 2026 is in the books — and if you know this Valley, the numbers tell a layered story.🏠

More homes sold (+6.3% year over year). Buyers are getting more time and more negotiating room than we’ve seen in years. And while the median price softened slightly, price per square foot actually ticked up — which tells me real value is holding.

American Canyon moved fast (30 days, at list price). St. Helena and Calistoga stayed slow and selective. Yountville hit the highest price per square foot in the county at $1,054/SF.
