May I pause and speak my heart on a Summer full of special milestones? Home a week now from my darling Niece's wedding in Jamaica-- one of the happiest gatherings and most beautiful weddings ever. Other dear friends' beautiful daughter married a solid, sweet man and we celebrated the Hawaiian island wedding at our home with their lifelong collection of fun, out-of-State friends who couldn't travel to the ceremony. "Old" friends from Ohio came to their second home in Napa and shared a double heap of happiness-- their beautiful daughter will make them grandparents, and, their son married his dream girl. An old, young friend stayed with us for 6 weeks while transitioning to the next challenging chapter of his life far from CA. Too many great talks, walks (never enough) and dinners with friends to count (never mind calories). We purchased and renovated a condo to rent to some lucky someones. And despite a wave of changes in real estate rules and paperwork, I am blessed to be working with great Clients who roll with it, and sprinkle humor and appreciation into my every day. That, and my great big wonderful office team, are more than enough for any Realtor. Best of all . . . every single day this Summer, courageous, brave friends got closer to being cancer-free. May each long day help those of you heal from losing an angel to this disease. Asking for abundance and loving kindness and safety enough for all.

A Love Story.
About a woman who loves Alta Heights, home design, and her man.
And a man who loves adventure, roaming in his RV, and his lady.
He is retired, she is not.
I met her when she was looking for a little project cottage in Napa. She purchased in Alta Heights. Her renovation is masterful. Over the years of design and permitting and construction, she has lived in it, and been working at her demanding tech job, and enjoying life with her guy when he is in town.
I was honored to sell a beautifully renovated condo she had lived in. Then I was honored to sell the rental she owned, and lived in before the condo project. All the while she has lived in Alta Heights, and worked on her home. I call her “a serial remodeler.” Over time, I would show her properties that she might renovate, maybe with her sister, maybe with her guy. Eventually I worked with both of them, and searched for an Alta Heights property he could renovate to include a tall RV barn. She could design it, maybe he’d rent it out and keep an ADU or apartment in the RV barn for himself, not sure— but it would be better than parking his RV in the driveway of his house down the Peninsula.
Forward to today. Now, just four doors from her house on the same street, he has purchased this little fella on a big lot.
After being in love 25 years, they will do this makeover together. And who knows where their heads will hit the pillow?
I have a His and Hers cocktail set engraved with the two addresses, for when they go back and forth to toast the days ahead. I love my job.

JUST SOLD!!!
I'm so grateful to work with wonderful people again and again. Knowing my Client needed more creative space . . . when a loft came along in this great building in downtown Sonoma, we were ready. The two-story floor-to-ceiling windows and skylights, and stained concrete floors made it ideal. And, it doubles as a sweet guest house for visiting family and friends, just a stroll from the Plaza. I can't wait for the smell of oil paint to mingle with the perfume of Wisteria in the courtyard. It's a very happy place.

JUST SOLD!!!
Sort of . . . In the second Half of 2024, I sold these 3 Condos, in each case representing a past Client as the Buyer. I think they are perfect examples of a myth relating to the recent market: that prices went down significantly. Why do I say that? The price of each of these homes was under $500,000. We had so few higher-priced sales that the market statistics were affected, resulting in a disproportionate lowering of Average and Median Price. It appears as though prices have gone down— but that’s a mirage. It is that more transactions have closed within the lower price brackets. This is due to Inflation/Affordability, and Interest Rates. The monthly expense to finance these condos at 2023 interest rates, including monthly HOA dues, is the same as it would have been to buy a detached, single family small home in 2021 or early 2022. People’s purchasing power has gone down significantly as inflation and interest rates (and prices) have gone up. I hope it is helpful to realize how the statistics are skewed— when fewer $2-4 Million homes sell, and mostly entry-level and moderate-priced homes sell, the Average and Median Sold Price move dramatically lower. Higher-priced properties tend to be discretionary purchases; lower-priced homes are more often a necessary “life event” move, an alternative to renting, or a rental income investment. One of these three condo Buyers is a first-time home buyer, one is someone needing a place to stay during a major remodel, and one is a an investor/landlord. Each purchase was hard-fought. I can tell you, regardless of price, every single transaction is very important to all parties involved, and there is always competition. I am thankful for any opportunity to help my Clients meet their objectives; and I know that any dedicated Realtor or mortgage Lender feels the same. Very happy to see inflation and interest rates moving in the right direction. Cheers to more Buyers and Sellers in 2024!! Please reach out if I can be of help to you or someone you know.
