📚SIX mistakes to avoid when it is time to close on a home! Doing the following could cause your financing to fall through at closing!
•Your credit worthiness is the main indicator of your ability and level of commitment to the lending institution.
•While opening credit cards is a great way to build your credit, it can have a negative effect on your credibility as a home buyer. This is because the more credit you have access to, the more money you can spend, thus leaving the potential for you to default on your mortgage!
•Quitting your job or want a career change! When trying to close on a home, changes in the employment changes the banks perception of your ability to repay your loan.
•Helping a friend/family may be a positive thing, but it can have a negative effect on your credibility as a home buyer. Your credit burden grows when you decide to be a co-signer!
•Closing credit accounts changes your age of credit, which is another factor that lenders use when making decisions about credit worthiness.
•Buying a car changes your debt-to-income ratio, another instrument that is used to calculate credit worthiness and other factors used in lending.
•By switching banks, you may face difficulty when it comes to verifying your income, as your old statements may be difficult to find. It is best to stick with the same bank throughout the closing process to ensure access to records is available!
