You may not need as much money to buy a home as you think. 🏡

Homebuyer assistance programs can potentially help eligible buyers with:

💰 Down payment assistance
🔑 Closing cost assistance
🏡 Reducing the amount you need to bring to closing

And these programs aren’t necessarily just for people buying their very first home.

The amount of assistance and who qualifies can vary based on the program, your income, the property, location and other requirements.

Don’t assume you have to wait years to save 20% before exploring your options.

Would you rather buy ONE home… or buy a home that could help pay for itself? 🏡

That’s one of the biggest reasons I think more buyers should consider a multifamily property.

With a 2–4 unit property, you could:
💰 Live in one unit and rent out the others
🏠 Use rental income to help offset your housing costs
📈 Start building equity AND your real estate portfolio

A single-family home may give you more privacy and simplicity. A multifamily could give you an opportunity to turn your first home into your first investment.

Which would you choose: Multifamily or Single-Family?

Can you use your 401(k) to help buy a house? 🏡

Potentially, but there are some BIG differences between your options.

💰 401(k) Loan
Borrow from your 401(k) and repay it over time, if your plan allows.

💸 Hardship Withdrawal
Some plans allow withdrawals for costs related to purchasing your primary residence. Taxes and potentially an early-withdrawal penalty may apply.

⚠️ 401(k) Withdrawal
You generally can’t just withdraw money from an active 401(k) whenever you want. Eligibility depends on your plan and IRS distribution rules, and taxes + an additional 10% tax may apply if you’re under 59½.

Important: The $10,000 first-time-homebuyer penalty exception you may have heard about applies to IRAs, not 401(k)s.

Before using retirement money, check your specific plan and consider the tax and long-term retirement impact.

Everyone isn’t ready to buy a house right now and that’s okay. 🏡

But if buying a home is part of your vision, you need a plan + time to make it happen.

Not sure where to start? Start with what’s holding you back:

💳 Credit needs work?
→ Review your credit → identify what needs improvement → talk with a lender about what would actually help → give yourself time to work the plan.

💰 Not enough saved?
→ Find out your estimated cash needed → set a monthly savings goal → ask about low-down-payment and down-payment-assistance options.

💼 Job/income isn’t where you want it?
→ Focus on income and employment stability → build savings → revisit your buying power when your situation improves.

📉 Too much monthly debt?
→ Review your debts → identify which payments are hurting your buying power → create a payoff plan.

🤷🏾‍♂️ Don’t know what’s holding you back?
→ Start with a lender. A pre-approval conversation can help identify what you need to work on—even if you’re not ready to buy today.

The goal doesn’t have to be “buy a house right now.”

The goal can be “get myself ready to buy.”

If homeownership is part of your plan, message me. I can connect you with a trusted lender so you can figure out where you stand and what your next steps should be.
