💧 Did You Know? 🏡

One of today’s REALTOR® tasks wasn’t a showing, open house, or handing over keys… 😄

🔦🚰📸 It was documenting a final water meter reading… located in the garage.

Depending on the area, final utility readings may be required before ownership changes hands. ✔️

It’s one of those behind-the-scenes details most buyers and sellers never see, but details matter. 🏡✨

Before You Panic About That “Problem” in Your Basement…

This morning while exercising in my basement, I looked up and noticed what appeared to be ice buildup on a pipe. With the A/C running nonstop during these warmer days ☀️❄️, my first thought was that something might be wrong.

After taking a closer look, it appears to be deteriorated insulation around the refrigerant line, not a major issue, just a maintenance item. 👍🏾

That said, I’m still calling my HVAC company to take a look and confirm. When home systems are working overtime, it’s always better to be proactive than ignore something that doesn’t seem right. 🔧✅

A good reminder that not everything in a home is as serious as it first appears, but when in doubt, have a professional check it out. 💡🏡

🚨 Did you know an uncut lawn can delay a home sale just days before closing?

Seriously. This home is vacant, the sellers are out of state, and we’re just days away from closing. 🏡

Before the sale can be finalized, a local occupancy permit inspection is required in this area.

That means the property must meet certain requirements, including:

✂️ Grass cut🌿 Overgrowth addressed🧹 Exterior debris removed🏠 General property compliance

Sounds minor, right?

But if these items aren’t completed, the property could fail inspection, require a reinspection, and potentially delay closing. ⏳

Today I stopped by to make sure the lawn service came and everything was on track. 🌱

It’s one of those behind-the-scenes real estate details most people never see, but it’s exactly the kind of thing that helps keep a transaction moving smoothly. 👀

The good news? My sellers and I are staying proactive to keep this sale on track, even while they’re managing everything from out of state. 🫱🏾‍🫲🏽

So happy for my lovely clients who landed this great rental while working toward an even bigger goal… purchasing their first home next year 🙏🏽🏡

I originally met them through my seller client/friend, whose home sold at the end of April — only to realize we’ve also been members of the same church ⛪️🤍

Such a small world ✨

And in true “all hands on deck” fashion, this wonderful family even helped my seller client move out and downsize during his transition 📦✨

That’s what it’s all about.

First time being recognized at this level.

out of approximately 400 agents 💥✨

And while April’s results are pretty freakin’ cool,
it was HARD. 😮‍💨

I celebrated my highest closing month yet while also walking through one of the hardest transactions of my career. The kind that reminds you Real Estate is never just about houses.

Last year, I helped my wonderful clients buy this home. This year, life has them on the move again and they knew who to call! 💁🏽‍♀️🏡💫

Now officially under contract and on to the next step ✨

The Lake County market is active, but buyers are still being thoughtful and methodical right now. This home had strong interest, consistent showings, and positive feedback throughout 🙌🏾 and went under contract after 14 days. Pretty solid in today’s market 📍

There’s still opportunity on both sides of the market right now. Sellers still need strategy, presentation, and pricing 🎯 while buyers have a little more room to move thoughtfully through the process 🗝️
