The market is pivoting and we are growing available homes for sale in Naperville. We are currently at 1.9 Month’s Supply of Inventory of homes in Naperville. The inventory of available homes was essentially flat year over year—with 258 homes for sale as of 9/30/25 compared to 257 last year. September 2025 saw 138 attached and detached homes close compared to 146 homes in September 2024. The average sold price has receded slightly—The average selling price was $608,179 in September 2025 versus $641,443 in September 2024—a 5.2% decrease. But I believe that had a lot to do in the mix of sales, because the averages price per square foot in September 2025 was $262 vs $261 last September, basically showing that prices have plateaued. It is taking homes a little longer to go under contract. DOM in September 2025 was 20 days versus 15 days in September 2024. The list to sell price ratio was 98.1% of selling price versus list price compared to 99.7% in September 2024. So let’s recap—inventory building, prices plateauing, taking longer to sell, and lastly sell vs list price coming down—sounds like a pivoting market to me and a more balanced market for our buyers, who quite frankly have had less inventory and paid the seller’s price for the last 2 years. A balanced market is good for all parties, and as the leaves change our Fall landscape, so does the pivoting market change the Real Estate market.
