Whew… this class dropped some REAL gems today. 📚✨ As a real estate professional, it’s so important to stay educated because these laws directly affect landlords, tenants, leasing agents, and property managers. A lot of people are going to get caught off guard if they aren’t paying attention. Ignorance is expensive in this business. 💁🏾♀️
Here are a few major Illinois rental law updates that stood out to me from training today:
🏡 Landlords cannot retaliate against tenants for reporting code violations, requesting repairs, or exercising legal rights. Documentation is EVERYTHING.
🌊 Flood disclosure requirements are now serious business. Landlords must disclose flooding history and flood zone information before signing leases, especially for lower-level units.
💳 If landlords use online payment portals, they still must allow tenants to pay by check or cash without extra transaction fees.
📄 Tenants can now provide reusable screening/credit reports in many situations, which can save renters money on repeated application fees.
⚖️ Starting July 1, 2026, Illinois is cracking down heavily on hidden “junk fees” in leases. All non-optional fees must be clearly listed upfront on page one of the lease.
🚪 The Safer Homes Act requires very specific disclosures and protections for tenants experiencing domestic violence situations, including lock change protections and confidentiality requirements.
📝 One thing this class reinforced is that real estate is NOT just about showing homes. It’s about understanding contracts, laws, compliance, ethics, and protecting people through education and proper guidance.
I already sent this information to one of my friends who’s a landlord because awareness matters. Staying proactive now can save people major headaches later. ✨
