A newly built home costs about $40k less than an existing one right now. That's because builders are cutting prices and piling on incentives to keep their inventory moving.

More than 40% of sellers are dropping their asking price right now. And the median list price this July was the lowest for any July in 5 years.

That means sellers aren’t banking on bidding wars or expecting buyers to pay whatever they ask. They’re more willing to meet you where you’re at.

A lot of people are hoping for the same thing. Lower mortgage rates. Lower home prices.

The problem? Forecasts show that’s probably not what’s in the cards. At least, not right now.

Mortgage rates aren’t expected to fall dramatically. And at the same time, home prices should keep rising at about the same pace they have been.

Now, that’s not what you wanted to hear, but it doesn’t mean you’re out of options.

One of the biggest stories in the housing market these past few years has been how much the supply of homes for sale has grown. It’s the #1 bright spot for buyers in this market.

But you may have heard that growth has been slowing down.

It’s true it went from +31% a year ago to just +2% now. But that’s no reason to worry about your move.

Because nationally, inventory has been up year-over-year for 33 straight months. And the latest data shows the slowdown may have already hit its floor.

Plus, since rates aren't expected to come down much anytime soon, inventory growth may be about to pick back up.

A special citywide brush collection due to severe weather earlier this week will begin on Aug. 17. Here's what residents need to know:

Bagged and Bundled Yard Waste
➖Groot will collect bagged and bundled brush and yard waste on residents’ regularly scheduled collection days during the weeks of Aug. 17 and Aug. 24.
➖Stickers are NOT required during these two weeks, but Groot’s size, weight and bundling guidelines apply.
➖Stickers will again be required beginning the week of Aug. 31.

Loose Brush and Tree Debris
➖Public Works crews will begin a one-time, citywide collection of loose brush and tree debris on Monday, Aug. 17.
➖Place materials loose and unbundled on the parkway by 6 a.m. on Monday, Aug. 17.
➖Public Works crews will make one pass through each neighborhood.
➖A map showing completed collection areas will be updated daily at https://ow.ly/MLaL50ZzxpK.
➖After crews have passed, remaining brush must be prepared according to Groot’s bagged and bundled yard waste guidelines and placed out on the resident’s regularly scheduled collection day.

The City will announce when the special collection is complete. Afterward, residents must use the City’s weekly yard waste program or hire a private tree removal company to dispose of remaining brush. A list of important dates to help residents prepare for the two collection processes is available at https://ow.ly/MLaL50ZzxpK.
