What are CAM charges in a commercial lease?
CAM stands for common area maintenance. It is your share of what it costs to run the property. Snow removal, parking lot repairs, landscaping, lighting, trash, and usually a management fee.
Here is the part that catches people. What you pay monthly is an estimate. After the year closes, the landlord compares what was actually spent against what was collected, and you either owe the difference or get a credit. That is where the surprise bills come from.
