What are CAM charges in a commercial lease?

CAM stands for common area maintenance. It is your share of what it costs to run the property. Snow removal, parking lot repairs, landscaping, lighting, trash, and usually a management fee.

Here is the part that catches people. What you pay monthly is an estimate. After the year closes, the landlord compares what was actually spent against what was collected, and you either owe the difference or get a credit. That is where the surprise bills come from.

I put together a three page breakdown: what CAM covers, how your share is calculated, why the number moves, and what a cap does and does not protect you from.

I work with both tenants and landlords in Naperville and across DuPage, Kane, Kendall, Will, Lake and McHenry counties.

Some conversations are too important for a text message.

Texting is a great tool for quick updates and keeping a deal moving, but I have seen a noticeable increase in meaningful negotiations happening entirely through text.

Tone gets lost. Intent can be misunderstood. And sometimes a five minute phone call can accomplish what takes an hour of messages.

Is negotiating by text the new normal, or have we become too dependent on convenience?
