📸 Before the photographer arrives… THIS happens.

A little editing. A little staging. Moving something two inches to the left. Fluffing pillows. Clearing countertops. And, apparently, arranging fall lanterns on the front porch. 😂🍂

When I’m preparing a home for listing photos, I’m looking at it through a buyer’s eyes.

✨ What will they notice first?
✨ Does the home feel welcoming?
✨ Are there distractions we can remove?
✨ What little touches will help the home shine in photos?

The good news? It doesn’t always take a major staging overhaul.

Sometimes it’s the smallest details - a cleared countertop, a fluffier pillow, a shifted piece of furniture, or a perfectly placed fall lantern - that make a surprisingly big difference.

And yes… this is one part of my job that I LOVE. 🏡❤️

Because great listing photos don’t just happen. The prep happens first. 📸

🏡 Going under contract is exciting. Getting to the closing table? That's what really matters.

Contract cancellations are at an all-time high:
• About 1 in 7 deals nationally fall through
• In the Chicago area, 13.8% of pending sales fell through in July alone

WHY DO TRANSACTIONS FALL APART?

🔎 Inspections — Unexpected repairs hit harder when your budget's already stretched.
💰 Finances — Higher costs leave less room for surprises.
🤝 Negotiations — Buyers have more leverage, and sometimes both sides can't find common ground.
🏡 More Inventory — Buyer choice is contributing to cancellations, although every local market is different.

THE GOOD NEWS? You can beat the odds:

✅ Know your budget — and leave breathing room.
✅ Talk through repair comfort levels before the inspection.
✅ Understand your contingencies and deadlines.
✅ When surprises pop up, don't panic — let's look at your options first.

There's a lot of ground between "offer accepted!" and "here are your keys!" 🔑

Having an experienced broker beside you to anticipate issues, explain your options, and keep everyone moving forward can make all the difference. That's where I come in.
