A few months ago, these buyers reached out about a lake property they really liked. We saw it a couple of times, and after some hesitation, they decided to make an offer.

The seller eventually agreed to the terms, but we couldn’t get the signed contract we needed to move forward. After weeks of trying, we started looking at other homes and even submitted an offer on another property—but that one didn’t work out either.

Meanwhile, I kept an eye on that original lake home.

Then I noticed the seller had changed listing agents. I reached out, explained the history, and after talking it through with my clients, we decided to give it one more shot.

This time, everything came together. The new listing agent did an amazing job working with her seller, our offer was accepted, and my clients are officially lake homeowners! 🌊🏡

Sometimes the right home takes a little patience, persistence, and the right timing.

I’m so happy we didn’t give up on this one. ❤️

Some real estate relationships start with a transaction. Others start long before the transaction ever happens.

I first met this client several years ago when I was introduced to her to help sell a different home, but that transaction ultimately went in a different direction.

Fast forward to 2021, she reached out to me on her own to help her purchase her first home. We found a townhome that was the perfect fit for that chapter of her life.

This year, she started wondering, “What’s next?”

She wanted to explore the possibility of an investment property, while also considering buying her first detached home. It's hard to believe we're already into August! Summer has been flying by between life lifing as it always does. As we head toward the end of the summer market, here's a look at what happened in July and what it means for buyers and sellers.

After a busy spring and early summer, we're starting to see the market settle into a more balanced pace.

Compared to June, the average time it takes to sell a home increased slightly from 27 to 32 days, while inventory grew from 1.6 to 1.9 months. Active listings also climbed from 765 to 887, giving buyers more choices than they've had in recent months.

As expected with more inventory, we saw a slowdown in activity. Homes sold decreased from 641 to 552, and the number of homes going under contract dropped from 608 to 546. Pricing has remained relatively stable, with the average list price adjusting slightly from $492K to $488K, while the average sale price settled at $410K, down from $428K in June.

What does this mean? 👇

The market isn't slowing down—it's becoming more balanced. Buyers have more options and a little more negotiating power than they did earlier this summer, while sellers can still achieve strong results with the right pricing, preparation, and marketing strategy. Homes that are well-presented and priced appropriately are continuing to attract serious buyers.

Some homes hold decades of memories.

This home was the first one my client and her husband purchased together, and for many years it was where life happened. It was where she cared for her husband and her mother, shared life with beloved family pets, and created a lifetime of memories.

When it came time for her next chapter, it wasn’t an easy decision.
