Not every home purchase is meant to be forever.

Sometimes it’s exactly what you need for a particular season of life.

A few years ago, my clients purchased this home as a practical solution while work had them splitting time between Illinois and Indiana. It provided a place to call home, made life more manageable, and gave them the flexibility they needed while they figured out what the next chapter would look like.

Now that chapter has arrived.

They’ve purchased a beautiful ranch home here in town a few weeks ago, close to their children and grandchildren, where they plan to enjoy the years ahead.

It Only Takes One. This sale is a perfect reminder that real estate is all about relationships.

These sellers were referred to me by a past client I’ve had the privilege of helping, along with their family, so being trusted to assist another family through a referral is something I never take for granted.

Their original model home had been meticulously cared for over the years, but it was time to be closer to family in Wisconsin. After hitting the market, one showing was all it took to bring in a full-price offer.

A great reminder that you don’t need dozens of showings or multiple offers to have a successful sale. Sometimes, it only takes one buyer walking through the right home at the right time.

The market has picked up noticeably since my last update back in March. Average days on market have dropped from 63 days down to just 40, showing that well-priced homes are moving much faster. Inventory is still holding steady at around 1.5 months, keeping conditions competitive for buyers and supportive for sellers. Active listings have increased slightly to 690, while both pending and closed sales saw a strong jump, with 613 homes going under contract and 532 homes sold.

Pricing also continues to trend upward. The average list price has climbed to $497K, and the average sale price has increased to $400K. Even with interest rates still hovering in the mid-6% range, motivated buyers are continuing to enter the market and adjust to today’s financing environment.

The market remains active and competitive, especially for homes that are priced and presented well. Buyers are becoming more comfortable navigating current interest rates, and demand is still strong despite limited inventory.
