I’ve been hearing more conversations lately about data centers being built closer to residential areas, and one of the first questions homeowners naturally ask is, “What could this mean for my home value?”

The reassuring news is that having a data center nearby does not automatically mean your property value will be affected. Research so far has shown home values in areas with large data centers generally following similar patterns to comparable communities without them.

And there can be some positives that come along with this type of growth, too. Larger developments may bring infrastructure improvements, additional tax revenue for the community, new jobs, and continued investment in the surrounding area.

My advice as your Realtor and your friend? Don’t let a headline make you nervous about your home.

Every community, development, and property is different. If something new is being proposed near your neighborhood, find out exactly what is planned, how close it will be, and what improvements may be coming along with it. Having the facts makes these changes a lot easier to understand.

🔑 Thinking about selling your home? Let’s talk about contingencies—those “what if” conditions that can impact your sale!

Here are a few you might see:

1️⃣ 🔍 Inspection Contingency:
Buyers want to check out the home’s condition first. If repairs are needed, they might ask you to fix things or lower the price.

2️⃣ 💰 Financing Contingency:
The sale depends on the buyer getting approved for a loan. If their financing falls through, the deal might too.

3️⃣ 📉 Appraisal Contingency:
If the home’s appraised value is lower than the sale price, the buyer may renegotiate—or back out altogether.

4️⃣ 🏡 Home Sale Contingency:
This means the buyer needs to sell their current home before they can buy yours, which can delay the process.

💡 Pro Tip: Not all contingencies are deal-breakers. Work with your agent to review offers and decide which terms work best for you.
