How is the market? The #1 Question I get every day - here's a summary.
- Median sales price: Currently at an all-time high of $430,000 (up 1.7% year over year). This is manageable price growth.
- Seller wins: After 5 years of steady price growth, many markets have climbed 50%, with some southern markets up 70% (BUT...)
- Shifting trends: We are seeing a slowdown across the country. About 25% of markets (including parts of Florida and Texas) are seeing price declines, while 75% of the country is still experiencing gains - although more moderate. Our market in the Midwest continues to be strong.
- Inventory: We’re still waiting on more homes to hit the market, which would help price growth be more manageable for buyers.
- Opportunities: Relocating for work? States like Florida, Texas, Arizona, and parts of Colorado may offer more favorable pricing.
