Naperville Real Estate Market Update

As we head into the Fall selling season, it’s crucial to stay informed. Here’s what’s happening in Naperville:

Inventory Building: Naperville now has 1.6 months' supply of inventory, up from nearly 1 month. More choices for buyers!

Showings to Contracts: On average, it takes 17 showings to get a contract.

High-End Market: Homes priced $1.5M+ have a 7.5 months' supply of inventory.

Sales Stats: In September 2024, 144 homes were closed (same as Sept 2023) with an average close price of $642,470—up 10.3% from last year

Market Time: Average time to get a contract is 15 days, down from 17 days last year.

Price Per Sq Ft: Now $262 vs. $239 last year—an increase of 9.6%.

Selling Price vs. Listing Price: Ratio is 99.7%, almost at asking price.
