🚨 Home Buyers: Think Twice Before You Buy a House with Foundation Cracks! 🚨
Just showed a house to my clients - great price, layout, sunlight, and school district. They were ready to submit an offer... until we saw the basement covered in cracks.
My advice? STAY AWAY.
I know some people will say: "Oh, it's just settling, no big deal!" But trust me - unless you have at least $10K+ set aside for foundation repairs (and are okay with selling at a discount later), DO NOT RISK IT.
Red flags to NEVER ignore:
- Horizontal or stair-step cracks = Bad news
- Cracks wider than 1/4 inch = Structural issues likely
- Cracks near windows/doors = Could mean shifting walls
Even if the home inspector says "It's fine," ask yourself: Would YOU bet your life savings on it? Some hairline cracks from concrete drying are normal, but always negotiate the price down if you see ANY cracks.
And to those "experts" who say "It's no big deal" - would YOU buy that house? Be smart, not sorry.
