The April numbers are in, and they tell a story most headlines are missing.

The April 2026 detached home sale prices compared to April 2025 tell a much more interesting story than simply “prices are up” or “prices are down.”

Some suburbs saw prices rise sharply. Burr Ridge was up 88.1 percent compared to April 2025, Hinsdale was up 28.3 percent, Bolingbrook was up 18.2 percent, and Lisle was up 14.4 percent.

At the same time, not every market moved higher. Aurora was down 4 percent, Oswego was down 4.6 percent, and Downers Grove was down 2.2 percent compared to April 2025. Naperville and Plainfield saw more modest gains, up 2.6 percent and 2.4 percent.

So what does this suggest?

Buyers are still active, but they are selective. They are not overpaying everywhere, and they are not treating every home or every suburb the same. The homes that check the right boxes with location, condition, layout, pricing, and lifestyle are still getting attention.

It is also a reminder that big jumps in average sale price do not always mean every home in that town went up by that amount. Sometimes it reflects limited inventory, stronger luxury activity, or a different mix of homes that sold in April 2026 compared to April 2025.

The biggest takeaway for homeowners is this: your local market matters more than the national headlines.

If you are thinking about selling, the question is not just “what is the market doing?” The better question is “what is my specific market doing, and how do we position my home to be one of the ones buyers choose?”
