This is Why You'll Never Receive Top Dollar for Your Home:

1. You choose to sell by owner.

So you're not getting enough eyeballs on it & in desperation end up taking the first offer that walks in the door.

How do you know your first offer is your best offer? 🤔

2. You skimp on simple updates & prep.

You think the buyers can "just do what they want". But then you end up attracting buyers that want a discount.

So you end up leaving thousands of 💰💰 on the table, because it seemed like too much of a hassle.

3. You fail to show the property when buyers are available.

You have to be ready when the buyers is ready. If not, they may move on or find something else they actually like better while they're waiting to see yours.

If scheduling a showing is too much of a hassle, they may just say forget it.

Then people say, "Whatever happened to that buyer that said they were interested?"

Uh.... they bought something else. 🫨

4. You hold out for too long waiting for a better offer.

Holding out too long and not working with the offer in front of you, can offend the buyer or set a bad tone.

Sometimes while they're waiting they still go house hunting & find something they like better.

Things people do that are unnecessary to sell their house:

A gut rehab of one room. Some sellers spend a lot of money redoing an entire bathroom, but could achieve the same end result with just a few little tweaks.

Sometimes all you need is to:
- Change out a few light fixtures
- Paint
- Add new hardware on cabinets
- Or pair down items to show just how big a space really is

Less is more when it comes to selling.

Keep it simple. It may seem bare or boring to you but trust me, it's not to them. We want buyers looking at the space, not your stuff. Boring is good! Lol!

Keep clean lines- not busy decor.

Have you seen HGTV lately? They're not wrong in suggesting neutrals...

Neutrals go with everything! Think about your wardrobe for example. What goes with black pants? Everything, right?!

We don't need a buyer passing on what would otherwise be a perfect house because it didn't go with their couch when it's such an easy fix. 😊

The toughest guy I know.

Things I learned from my Dad:

1. Hang in there, you just need to go with the flow. Things usually aren’t ever as bad as they seem.

2. Enjoy the little things. He always did. We’d say Dad, don’t you want to go somewhere warm? He’d be like “No, I’m good hanging out grilling in the garage in the cold with a martini. It’s nice in here.” It is? Ok!

3. Duct tape fixes everything. When we were kids if something was broken, he said I know how to fix it, where’s the duct tape? Seriously? I think it rubbed off on my son when his shoe recently broke.😂

4. Live life & have fun. I think he could have had fun in a cardboard box. He always made me laugh. It’s a great skill to have.

5. He was my kid’s biggest fan and would stay until the end because he didn’t want to miss my son score a touchdown, my daughter score a goal, or my girls’ last dance. I’d say Dad aren’t you cold? He’d say I’m good, I’m not leaving. But it was obvious he was freezing!

We were joking about Rod Stewart the last few days because he’s Scottish and my mom is Scottish. I said Dad you have to give me a sign.

Yesterday the first song I heard was Rod Stewart, Forever Young. 💗

Want to Sell Your Home For More Money?

Try this:

Do:
Focus on the kitchen & bathrooms. They will give you the biggest bang for your buck! $$$

Fresh paint!- Gives it a quick refresh for inexpensive.

Declutter, depersonalize, minimize items. Keep it simple!

Don't:
Do a major remodel without considering the ROI (return on investment).

Pick bold colors: Any buyer can work with neutrals. They are easy to mix & match to a buyer's taste or preferred colors.

Not do any prep, unless you are on a time crunch or getting top dollar isn't the priority.

There are sometimes reasons people sell- as or aren't in a position to do any house prep. If you can, little fixes can give you big dollars.

Freshman year is already over!  Looking forward to having my girl home this summer!  Hope she keeps an eye on her brothe...
