Happy September!

Welcome to September and the return of football season (or as it is known in my household, Fritos and Dip season!). As anticipated, homes that have been previously listed are returning to the market, while some current listings are taking a breather on the sidelines. Expect more of that as fall arrives. There are 4 properties which will close in the coming days and weeks to give us the full picture on the summer's pre-season score. In the overall market, prices and days on market held fairly steady in August, NOT sinking lower. That's good news in a quiet summer month. Could this be the moment for buyers to take a closer look at new construction?

In a notable shift, newly built homes are now selling for less than existing homes -an unusual trend in the housing market, where new construction has traditionally come at a premium.

This change comes as home builders aggressively cut prices to boost sales amid softer demand.

In June, the median sales price of a new home dropped to $401,800 -about 5% lower than in May. By contrast, the median price of an existing home rose to a record high of $435,300.

Can't argue with facts...

Hard to believe that we are halfway through 2025! Here are some interesting statistics on the state of the real estate market in Greyhawk. Keep in mind that there are currently 16 active listings and 12 or more that have recently been on the market and are likely to return. WITH REGARD TO PRICE PER SQUARE FOOT: Both the highest and the lowest sale were the same basic floor plan (Pinnacle) - one with a second floor (so high square footage) and no upgrades (and no pool) and the other on a very desirable lot with every upgrade imaginable. Knowing the market trend will help you understand your home's value. Got questions? Give me a call.

I'M BAAAACK! The Greyhawk market waited until the very last day of Spring (June 20) to heat up a bit, with 3 houses going under contract that day. Since my last update (I got hacked...it was ugly), 8 properties have been sold. While there are only 17 homes currently on the market, there are another 11 recently listed sitting on the sidelines. Homes that are priced right and offer what buyers want continue to sell. Overall, the greater Naples inventory continues to grow (more houses coming into the market than go under contract). I expect the summer to be relatively quiet, although smart buyers (and their agents) may find some great value now. Want to discuss a plan for selling your home (or finding a new one at a value)? Happy Thanksgiving Week!

The Greyhawk market is chugging along! As predicted, some listings that have been off for a while are starting to resurface. The big news is that pricing is starting to align. Also, seeing some properties turn over for the second time in a couple of years (read: people who paid top dollar). Some homes are going under contract and closing at big reductions from their ORIGINAL list price, and buyers are making offers. I a keeping an eye on those properties that are pending to see where they ultimately close. Wishing you and yours a Thanksgiving weekend filled with peace and gratitude! If you are traveling, be safe out there, and don't forget to pack your patience!
