Naples buyers ask me this almost every week: HOA or no HOA?

There’s no universal right answer - it’s a genuine tradeoff, not a better/worse. An HOA buys you consistency and protects resale value, but it comes with dues (and sometimes assessments). No HOA buys you freedom, but your neighbor gets that same freedom too.

Buyer’s market” doesn’t mean every seller is discounting.
Here’s what’s actually happening in Naples: inventory is actually down 21% right now - but that doesn’t mean every home is suddenly negotiable, and it doesn’t mean sellers can price however they want either.
Overpriced or dated homes are still sitting and seeing price cuts. Well-priced, well-maintained homes in good locations? Still moving - sometimes with multiple offers.
The market label doesn’t decide the outcome. Pricing, condition, and real comps do.
