𝗥𝗘𝗡𝗧𝗔𝗟 𝗠𝗔𝗥𝗞𝗘𝗧 -𝗪𝗧𝗙??

I started my real estate career managing rental properties in 2019.

𝑰 𝒅𝒐 𝒂 𝒍𝒐𝒕 𝒐𝒇 𝒔𝒂𝒍𝒆𝒔 as well, 𝒃𝒖𝒕 𝒑𝒓𝒐𝒑𝒆𝒓𝒕𝒚 𝒎𝒂𝒏𝒂𝒈𝒆𝒎𝒆𝒏𝒕 𝒊𝒔 𝒎𝒚 𝒑𝒂𝒔𝒔𝒊𝒐𝒏.

It’s never a dull moment. I love the hustle. I love helping people. I love making deals happen. 💰

It was so much fun… 🤩 There was a time when I didn’t even need to list a property to rent it out!

I always tell people that “real estate is cyclical” and it’s ok. You just need to ride out a wave🌊. We had a really, really high wave come in and now we past the crest and are on a downward wave (Is that a thing?)

What. The. Heck. What happened to our SWFL rental market??? It was rocking and rolling!

𝗦𝗨𝗣𝗣𝗟𝗬 𝗔𝗡𝗗 𝗗𝗘𝗠𝗔𝗡𝗗! It’s what drives prices.

Everyone jumped on the ‘investment property’ train in 2021 when money was cheap to borrow or they had extra money in the bank. Money is supposed to make your money, right? Right, but we can’t control the market!

So, supply is high…like Snoop dog high!!

People bought investment properties. People bought a house bc at the time we were literally running out of inventory and some thought it was the last chance to get a home in SWFL. They bought with intentions of moving next year, the year after or some day…who knows. They just bought.

Now the dust has settled, Covid is over and 𝘄𝗲 𝗮𝗿𝗲 𝗯𝗮𝗰𝗸 𝘁𝗼 𝟮𝟬𝟭𝟵 level of demand. Except…𝗺𝗼𝗿𝗲 rental inventory.

Plus the sales market is stale. Can’t sell your house? Or don’t want to ‘give it away’ bc you bought at the peak of the market or you decided you are not ready to move to SWFL? You’re not using that second home as much as you thought you would?

So you decide to rent it out! Ok well you and everyone else 😩

𝗦𝗼 𝗻𝗼𝘄 𝘄𝗲 𝗵𝗮𝘃𝗲 𝗺𝗼𝗿𝗲 𝘀𝘂𝗽𝗽𝗹𝘆 ⬆️ , 𝗹𝗲𝘀𝘀 ⬇️ 𝗱𝗲𝗺𝗮𝗻𝗱.

BUT…insurance is up. HOA fees are up. Taxes are up bc property values went up…

… and yet rental prices are down…bc…..low demand high supply.

What can you do??

Well…don’t panic. 𝗥𝗘𝗟𝗔𝗫!

𝐈𝐟 𝐲𝐨𝐮’𝐫𝐞 𝐚 𝐬𝐞𝐥𝐥𝐞𝐫 𝐢𝐧 𝐭𝐡𝐞 𝐮𝐧𝐝𝐞𝐫 𝐚 𝐦𝐢𝐥𝐥𝐢𝐨𝐧 𝐜𝐚𝐭𝐞𝐠𝐨𝐫𝐲 - that’s the market that’s affected the most. High priced homes of 2M and up are selling just fine.

𝐂𝐨𝐦𝐩𝐬 𝐚𝐫𝐞 𝐣𝐮𝐬𝐭 𝐚 𝐠𝐮𝐢𝐝𝐞- they don’t mean your home will sell for the same price as your neighbor’s. This is a fast changing market so what sold 3 months ago may no longer be relevant.

𝒀𝒐𝒖𝒓 𝒉𝒐𝒎𝒆 𝒊𝒔 𝒐𝒏𝒍𝒚 𝒘𝒐𝒓𝒕𝒉 𝒘𝒉𝒂𝒕 𝒔𝒐𝒎𝒆𝒐𝒏𝒆 𝒊𝒔 𝒘𝒊𝒍𝒍𝒊𝒏𝒈 𝒕𝒐 𝒑𝒂𝒚 𝒇𝒐𝒓 𝒊𝒕.

I found this to short video very informative of 𝐓𝐎𝐃𝐀𝐘’𝐬 market.

It’s not a 𝐝𝐞𝐚𝐝 market but 𝘀𝗲𝗹𝗹𝗲𝗿𝘀 𝗻𝗲𝗲𝗱 𝘁𝗼 𝗮𝗱𝗷𝘂𝘀𝘁, otherwise their homes don’t sell and they blame their realtor 😩 🙂.

𝐍𝐞𝐰𝐬𝐟𝐥𝐚𝐬𝐡: 𝐢𝐭’𝐬 𝐧𝐨𝐭 𝟐𝟎𝟐𝟏 𝐚𝐧𝐲𝐦𝐨𝐫𝐞! Yeah I know, that was a fun time in real estate 💰

𝐁𝐞 𝐫𝐞𝐚𝐥𝐢𝐬𝐭𝐢𝐜- if you’re not getting much activity, 𝐜𝐨𝐧𝐬𝐢𝐝𝐞𝐫 𝐥𝐨𝐰𝐞𝐫𝐢𝐧𝐠 𝐭𝐡𝐞 𝐩𝐫𝐢𝐜𝐞. You will know when you hit the sweet spot bc buyers will start calling.

Helppp my place is not renting, what can I do???

Rental market is continuing to ‘adjust’.
There is nothing driving the demand anymore - just lots more inventory than demand. The demand is not down, it’s just ‘normal’. What’s not normal (or pre-Covid) is the surplus of inventory, including newly built ‘luxury’ apartments that are popping up all over the place

So I have this nice new condo up for rent and it’s just not renting. Prices have been going down in that community but the owners do not want to reduce the rent any lower citing that their monthly expenses are up.

Yes…expenses go up but rent prices are not controlled by that. They are controlled by supply and demand.

So instead of lowering the price, the owners tell me that they will just ‘rent it out seasonally’

Sorry there’s not other way I can say what I feel except for an old Russian saying that probably won’t even translate. Don’t google it please lol.

It’s just a way to express my frustration 😤

Soooooo….instead of lowering rent by $200/month or $2400/year, the owners are willing to spend 20-25k to fully furnish and equip a condo. Season is only 2 months away so it’s getting harder to find renters AND they have a 90 day minimum which makes it harder to fill.

So let’s say they do rent it for season and let’s say they get 20k. Well, they’ll maybe break even after the expense of furnishing it and then they’ll be left with a condo that’s even harder to rent - bc the demand for off season rentals or furnished annuals is lower.

So what do they win? Nothing.

I highly suggest you don’t make the same mistake and listen to a professional who knows the market well.

How’s your rental property doing?

Rental market is down! Good news for renters, bad news for owners!

Why??

I think - too much inventory. Everyone and their mother (literally) bought an ‘investment’ property when money was cheap and market was booming.

We are feeling the effect of that now. Plus the demand is much lower.

You must stay competitive with what you’re offering and your pricing.

I know that in some cases rent won’t cover your expenses but the renters don’t care! They have options and they don’t need to pay top dollar anymore.

Real estate is cyclical. We need to ride out this waive together.

Don’t panic sell! When the market was hot no one was complaining. Let’s not complain and just act accordingly, adjust your listing and expectations!
