I always tell people that โ€œreal estate is cyclicalโ€ and itโ€™s ok. You just need to ride out a wave๐ŸŒŠ. We had a really, really high wave come in and now we past the crest and are on a downward wave (Is that a thing?)

What. The. Heck. What happened to our SWFL rental market??? It was rocking and rolling!

๐—ฆ๐—จ๐—ฃ๐—ฃ๐—Ÿ๐—ฌ ๐—”๐—ก๐—— ๐——๐—˜๐— ๐—”๐—ก๐——! Itโ€™s what drives prices.

Everyone jumped on the โ€˜investment propertyโ€™ train in 2021 when money was cheap to borrow or they had extra money in the bank. Money is supposed to make your money, right? Right, but we canโ€™t control the market!

So, supply is highโ€ฆlike Snoop dog high!!

People bought investment properties. People bought a house bc at the time we were literally running out of inventory and some thought it was the last chance to get a home in SWFL. They bought with intentions of moving next year, the year after or some dayโ€ฆwho knows. They just bought.

Now the dust has settled, Covid is over and ๐˜„๐—ฒ ๐—ฎ๐—ฟ๐—ฒ ๐—ฏ๐—ฎ๐—ฐ๐—ธ ๐˜๐—ผ ๐Ÿฎ๐Ÿฌ๐Ÿญ๐Ÿต level of demand. Exceptโ€ฆ๐—บ๐—ผ๐—ฟ๐—ฒ rental inventory.

Plus the sales market is stale. Canโ€™t sell your house? Or donโ€™t want to โ€˜give it awayโ€™ bc you bought at the peak of the market or you decided you are not ready to move to SWFL? Youโ€™re not using that second home as much as you thought you would?

So you decide to rent it out! Ok well you and everyone else ๐Ÿ˜ฉ

BUTโ€ฆinsurance is up. HOA fees are up. Taxes are up bc property values went upโ€ฆ

โ€ฆ and yet rental prices are downโ€ฆbcโ€ฆ..low demand high supply.

What can you do??

Helppp my place is not renting, what can I do???

Rental market is continuing to โ€˜adjustโ€™.
There is nothing driving the demand anymore - just lots more inventory than demand. The demand is not down, itโ€™s just โ€˜normalโ€™. Whatโ€™s not normal (or pre-Covid) is the surplus of inventory, including newly built โ€˜luxuryโ€™ apartments that are popping up all over the place

So I have this nice new condo up for rent and itโ€™s just not renting. Prices have been going down in that community but the owners do not want to reduce the rent any lower citing that their monthly expenses are up.

Yesโ€ฆexpenses go up but rent prices are not controlled by that. They are controlled by supply and demand.

So instead of lowering the price, the owners tell me that they will just โ€˜rent it out seasonallyโ€™

ะ—ะดั€ะฐะฒัั‚ะฒัƒะน ะถ-ะพ-ะฟ-ะฐ ะะพะฒั‹ะน ะณะพะด.

Sorry thereโ€™s not other way I can say what I feel except for an old Russian saying that probably wonโ€™t even translate. Donโ€™t google it please lol.

Itโ€™s just a way to express my frustration ๐Ÿ˜ค

Sooooooโ€ฆ.instead of lowering rent by $200/month or $2400/year, the owners are willing to spend 20-25k to fully furnish and equip a condo. Season is only 2 months away so itโ€™s getting harder to find renters AND they have a 90 day minimum which makes it harder to fill.

So letโ€™s say they do rent it for season and letโ€™s say they get 20k. Well, theyโ€™ll maybe break even after the expense of furnishing it and then theyโ€™ll be left with a condo thatโ€™s even harder to rent - bc the demand for off season rentals or furnished annuals is lower.

So what do they win? Nothing.

I highly suggest you donโ€™t make the same mistake and listen to a professional who knows the market well.

Howโ€™s your rental property doing?

Rental market is down! Good news for renters, bad news for owners!

Why??

I think - too much inventory. Everyone and their mother (literally) bought an โ€˜investmentโ€™ property when money was cheap and market was booming.

We are feeling the effect of that now. Plus the demand is much lower.

You must stay competitive with what youโ€™re offering and your pricing.

I know that in some cases rent wonโ€™t cover your expenses but the renters donโ€™t care! They have options and they donโ€™t need to pay top dollar anymore.

Real estate is cyclical. We need to ride out this waive together.

Donโ€™t panic sell! When the market was hot no one was complaining. Letโ€™s not complain and just act accordingly, adjust your listing and expectations!
