🦄 You know you found a “Unicorn Boss” when they make you realize… maybe you weren’t burnt out. Maybe you were just in the wrong environment.

I swear I feel like I’ve lived 100 lives.

I’ve been a bartender.
A banker.
Worked in healthcare.
Worked for the Tax Collector and DMV.
Spent years in the service industry.

And if you’ve followed me long enough, you know my path has never been a straight line.

Fast forward to today…

Realtor.
Marketing.
Title.
Business Development.
Permit Coordinator.
Artist.
Entrepreneur.

Somewhere between all the pivots, career changes, and “what am I doing with my life?” moments… I found my place.

Buying in an HOA community? There’s one document that can save buyers from major surprises at closing... the HOA Estoppel.

An estoppel gives important details about a property before closing, including:

✔️ Outstanding HOA balances
✔️ Unpaid dues
✔️ Special assessments
✔️ Violations tied to the property
✔️ Fees that may still be owed

Why does this matter? Because some of these obligations can follow the property — and no one wants surprise expenses after getting the keys. Knowledge is power, and catching issues early helps create a smoother transaction for everyone involved.

Today was such a special day watching my Kai Kai compete at the Martial Arts University Memorial Competition. 🥹❤️

He absolutely crushed his Kata performance and then stepped into sparring against higher belts with so much courage and confidence. Watching him out there felt surreal… honestly, it was like I was watching a completely different kid. The confidence, focus, and determination he showed today had me holding back tears.

He earned 🥈 2nd place in Sparring and 🥉 3rd place in Kata, but beyond the trophies, I’m so proud of the young man he’s becoming. Seeing your little boy grow right in front of your eyes is beautiful and emotional all at once.

Amazing job, Kai Kai. You continue to make me proud every single day. Keep believing in yourself because today you showed everyone exactly what I already knew… you are capable of amazing things. 💙🥋

A huge thank you to everyone at Martial Arts University — Soke, all of his Senseis, coaches, and every staff member involved in helping shape this young man. It truly takes a village. Thank you for the time, discipline, encouragement, patience, and heart you pour into these kids every day. You are helping build more than martial artists... you’re helping build confident, respectful, strong young humans, and that means everything. ❤️
