As Collier County recovers from the effects of Hurricane Ian, Sheriff Kevin Rambosk is urging the public to be aware of the potential for scams.

It is not uncommon in the wake of a nationally recognized disaster for criminals to pose as employees of government agencies, utility companies and insurance companies in an attempt to swindle residents.

Sheriff Rambosk encourages Collier County residents to be aware of impostors who might be in the area or contacting you by phone or email.

Please use the following tips to avoid becoming a victim of such a ploy:

FEMA
Be wary of individuals going door to door and claiming to be with FEMA, the Federal Emergency Management Agency. Ask to see some form of identification or call the organization directly and confirm the employee's name and title.

Donations
If you have been solicited for a donation to a charity, ask for the solicitor’s name as well as the charity’s exact name, street address, phone number and website address – then call the charity directly to confirm the person asking for funds is an employee or volunteer.

Whether making a donation by cash or with a credit card, request a receipt including the charity’s name, street address and phone number.

A legitimate charity will not ask for personal information or credit card numbers by text.

Be suspicious of anyone going door to door as they may be casing residences to commit thefts.

Contractors and inspectors
When working with home contractors, use local, licensed contractors who are backed by reliable references.

Demand that those contractors carry general liability insurance and workers' compensation.

Do not pay more than half of the costs of repairs up front.

Housing inspectors will already have each applicant's registration number and a FEMA inspector will never ask for this.

FEMA inspectors never ask for personal information or banking information.

If you know me well, or if you’ve been here a bit, you know I’m borderline obsessed with helping sellers get maximum profit for their homes. And while you may think there’s some magic formula to selling, there’s really no magic at all.

Over the years, I’ve learned it's really pretty simple. It’s listening to clients, knowing the market, staying calm under pressure, and unleashing these five “secrets” over and over again:

1. Set the right price and do NOT overprice.

2. High quality photos and videography are everything.

3. Declutter and depersonalize as much as possible.

4. Spruce up your curb appeal for a great first impression.

5. Use strategic timing when you list your home on the MLS. We want to keep the days on market low!

While it might seem like a good idea to save a buck by going it alone, buying a home without an agent exposes you to risks that could seriously outweigh any of the benefits. What kind of risks, you ask? Here are three.

First, you may end up overpaying. Sellers are notorious for overestimating the value of their homes — which is why it’s critical for an agent to analyze the market value for you and negotiate on your behalf.

Second, you may find yourself knee-deep in inspection problems. A real estate agent not only helps you choose the right inspector, but helps you decipher the home inspection report and negotiate repairs with the seller.

And finally, you may get stuck with legal issues. Real estate law is complex and simple mistakes in the paperwork can lead to serious and costly problems an experienced agent could have steered clear of.

Moral of this story? Leave it to the experts! A real estate agent will:

- Guide you through the process from start to finish
- Represent your best interests 100% of the time
- Ensure that the buying process is clear, manageable, and dare I say? Enjoyable.

REMINDER: It's okay to stop your agent and ask "Wait... What does that mean?"⁣

That's what we're here for! Here's a few vocabulary words you'll here around your real estate agent when selling your home:⁣

1. Comps: Short for “comparable sales.” Comps are recently sold homes similar to yours in location, size, condition, and features. You and your agent will use comps to help price your home.⁣

2. Staging: The process of making your home appealing to the masses by decluttering, rearranging furniture, or bringing in different furniture and decor. You can stage your home yourself or hire a professional stager.⁣

3. Contingent: A word meaning “dependent on.” In real estate, it means the seller has accepted an offer, but some additional conditions must be met. The most common contingencies include inspection, financing, appraisal, title, and home sale.⁣

4. Earnest money: The money a buyer puts down when they are serious about purchasing your home. The higher the earnest money, typically, the greater the interest.⁣

5. Escrow: A third-party account that holds funds like earnest money, property taxes, and insurance during a real estate transaction.⁣

6. Home warranty: A service contract often provided by sellers that covers the repair of major appliances and systems during the first year after a home sale.⁣
