Heading into 2026, the market has shifted in favor of buyers, and that means the cost of those same mistakes is climbing. A few things I see constantly in Mirror Lakes and across Lehigh Acres:

Overpricing by just 5% can add 45+ days to your time on market, and once you're forced into a price cut, it often costs more than the original gap would have.

Weak listing photos reduce your online click-through rate by up to 61%, according to NAR research. Most buyers are searching online first, so this matters more than people think.

Skipping pre-listing repairs in a buyer's market backfires too. Buyers will negotiate those costs back, often at 150% of the actual repair price.
