The Naples market showed continued activity in May, with closed sales rising 16.47% year over year to 9,114. At the same time, new listings decreased 4.22% to 14,259, showing that fewer new properties came to market compared to May 2025.

While buyers still have options, current inventory increased to 5,401, up 18.70% year over year. This gives buyers more room to compare properties, but well-priced and well-presented homes are still moving.

Average sales price softened slightly to $1,135,540, down 1.90% year over year. Months of supply declined to 7.11, down 30.20% from last year and down approximately 11.2% from April’s 8.01 months of supply.

Overall, the May market reflects a more balanced environment. Sellers should focus on accurate pricing and strong presentation, while buyers should stay engaged and ready when the right opportunity appears.
