Many people believe you need 20% down to buy a home… but that’s not always true.

Depending on the loan program, some buyers can purchase a home with as little as 3–5% down, and in some cases even 0% down programs may be available.

The reason people talk about 20% is because it helps avoid PMI (private mortgage insurance). But PMI can sometimes be surprisingly low — even around $30 per month in some situations, depending on the loan and credit.

In Naples, it also depends on the property. Some condos may require higher down payments because of HOA rules, while many single-family homes allow much lower down payments.

The most important thing is having the right strategy for your situation.
