This one was out of area for me as it’s located in Englewood, FL up in Charlotte County.

People talk about a “diamond in the rough” but this is the real deal.

My seller owned a manufactured home on it that got quite literally destroyed by his rental tenants.

There was no point in rehabbing it so we demolished it (with permits*,) cleared the lot and it’s now up for sale.

If you’re not familiar with the area, don’t fret — neither was I.

But when I went in person to check it out — I was blown away.

___Just Sold

I gotta say...for the price point and what it was...this was one of the tougher deals I pulled off.

5 acres in Golden Gate Estates is a dime a dozen.

If you look on the MLS, there’s tons of them.

You go smaller — you’re in the hundreds.

Typically, they can take a year to unload, but I got it done in 39 days for a fair price for both the buyer and the seller.

Best of all I made a couple of new friends a long the way.

As this godforsaken year comes to a close, I think about the highs and lows and how fulfilled I feel.

Not happy, not sad –– fulfilled.

According to the google machine, it means:

Satisfied or happy because of fully developing one's abilities or character.

Now, I am absolutely not a finished product.

None of us are.

And we never will be.

There's a beauty to the fact that there's always a higher level.

You constantly push and push and self-audit –– or should anyway.

Never be satisfied.

But also never compete with others. Only ever compete with the ghost of you.

Remember Mario Kart?

When you would race against your best lap time?

Believe it or not, but real estate is not at all about brick and mortar property or (concrete block if in Florida.)

It's about motivation.

What do I mean by that?

Motivation is the human event that caused the NEED for the move in the first place.

What is it that happened in your life that caused you to think about altering your living space?

Have the kids moved away and you're empty-nesting it now?

Did you meet the love of your life and want to move in together?

Are you having kids and need to get out of that 1-bedroom condo STAT?

Do you hate your partner's guts and are getting divorced?

See what I mean?

Short of investors - which I admittedly dislike working with because they only think mathematically - the WHY is essential.

What is your WHY?

What changed in your life that has you main-lining Zillow listings?

“The World Is Mine” kinda morning to you all!

So I had a business meeting today in Ave Maria.

I had never been there before.

All I knew was that it was a dot on the map on the way to the Seminole Casino Immokalee, and I love me some BlackJack.

Boy was I pleasantly surprised.

It definitely has a "Pleasantville" vibe but it was kind of cool. It felt like I was outside of Naples for sure.

I worked from the grass in the courtyard on campus and it felt cool to be "back in school."

The students definitely could tell I wasn't a student which was really humorous to me.

They were so bright-eyed and bushy-tailed -- it was adorable.

A legit 10 years after my bachelor's, I might just get that
Master's after all.
