Yesterday, May 31st, Governor DeSantis signed CS/HB 1203 regarding homeowners’ associations. One large part of this bill is the provision that HOA’s can no longer prevent a property owner from, tenant, guest or an invitee of the property owner from parking his or her work vehicle in the property owner’s driveway.

This is going to affect almost every HOA in the state and goes into effect on July 1st.

Good morning. I’ve recently been seeing a lot of people that are having issues with their condo association fees going up considerably. Do you know the most likely cause? A new Florida law now requires that condo associations fully fund their reserves for all expenses estimated to be more than $10,000. In years past condo associations could, and would, vote to reduce their reserves to keep assessments down. Those assessments can no longer be reduced and owners are realizing that they have significant shortfalls in their reserves and must now have special assessments and significantly increase their fees.
