Every Home Has Its Moment
Some simply take a more thoughtful approach—and the patience to see it through.
After an extended period on the market dating back to 2023 with multiple brokerages, 309 Neapolitan Way has officially sold for $9,959,000.
When we were entrusted with the opportunity to represent the property, I made a commitment—not just to market the home, but to see it through personally, every step of the way.
I attended every showing.
I hosted every open house.
I followed up with every inquiry.
No detail was delegated, and no opportunity was overlooked.
From the very beginning, we understood that this home required a targeted, thoughtful approach. Through our Luxury Properties program, we positioned the property with intentional exposure—both nationally and internationally—with a strong focus on the Northeast market. The home was featured as “Home of the Month” in Ocean Home Magazine, highlighted in a two-page spread in New York Lifestyles, and supported by a strategic digital campaign designed to reach the right buyer.
Based on the property, its positioning, and current market dynamics, I shared early on that the most likely buyer would emerge from either the East Coast of Florida or New York, New Jersey, or Connecticut--- markets where we were seeing strong alignment with this type of home.
Behind the scenes, there were also challenges. Personal loss touched both my family and the sellers during this time—circumstances that would have made it easy to lose momentum. Instead, they reinforced our resolve to remain focused and to deliver.
Within six months, we connected with the eventual buyer. Interest ultimately materialized from both of those key markets, resulting in two offers—one from Boca Raton and one from New York. Despite a demanding schedule that delayed his visit, we remained engaged with the New York buyer and aligned on the opportunity. Within a month of his first showing—and less than a week after serious discussions began—we successfully put the deal together.
