Unlike negotiating the price of a car where prices are only ever negotiated in one direction (down), different variables can cause the owner of a home to either raise or lower the listed cost of the property while it is still on the market. When there is a heightened buyer demand, purchasers are often willing to pay over asking to secure the home of their dreams. When the appraiser comes in, they look at things a bit more objectively. Their goal is to make sure the lender isn’t loaning more money than the home is worth. It’s objective, rather than emotional. If you do encounter an appraisal below your contract price, the seller may ask the buyer to make up the difference in price in a seller’s market.
