Flood zones are based on probability, not guarantees.
We’ve seen homes outside high-risk zones experience flooding from heavy rainfall, overwhelmed drainage systems, and water intrusion that wasn’t technically a “storm surge,” but still caused major damage.
Flood insurance is a separate decision, and it’s one worth understanding before you need it. The goal isn’t fear, it’s clarity. Knowing what flood coverage costs, what it covers, and whether it fits your situation.
