If you’re eyeing the Naples area in 2026, the “vacation vibe” masks a high-stakes market. Here is the distilled reality of moving there now:

The market has stabilized. While the median single-family home sits around $750k–$800k, buyers finally have the leverage to negotiate for the first time in years.

“Sticker price” is secondary to carrying costs. Wind and flood insurance premiums can be high; always verify the Elevation Certificate before offering.

The “Season” Tax: From November to April, the basically population doubles. Traffic on US-41 becomes a crawl, and dining out requires 2-week lead times for reservations.

One major perk is the infrastructure; healthcare in Collier County is becoming world-class, largely due to the affluent retiree demographic.
