Somewhere along the way, buyers picked up the idea that the next house has to be The One. The forever home. The place they'll be carried out of.

No pressure or anything.

Here's what's actually happening: people are planning shorter chapters. The starter home, the school-years home, the empty-nest home, and each one gets to be right for its season instead of perfect for every season that might ever come.

And honestly, that mindset shift is a gift. It changes the whole conversation:

You stop waiting for a unicorn. The house that's 85% right for the next five years beats renting for three more while you hunt for 100%.

You stop overbuying. You don't need the bonus room for grandkids who don't exist yet. You need the right home for the life you're living right now.

You start asking better questions. Instead of "could I live here forever," it becomes "does this work for this chapter, and will someone want it when the chapter ends?" That second question is where I earn my keep, because buying with the exit in mind is how you build wealth in five-year moves.

Forever is a lot to ask of a house. The next five years is a question you can actually answer.

Homes priced at $1M+ saw sales jump 14.8% compared to last year, even as the overall housing market cooled off. That’s according to the latest data from NAR.

Buyers decide fast. Every agent knows this. What most sellers never hear is what the decision is actually made of, because it's almost never the thing you renovated.
I've stood in the doorway and watched it happen hundreds of times. Here's what makes a buyer go quiet:
-The view from the kitchen sink. Notice I didn't say the kitchen. The view from the sink, because she's already picturing herself standing right there watching her kids in the backyard while she makes dinner. That moment sells more houses than any appliance package ever has.
-The light in the living room at 4pm. I've watched a buyer stand in a sunbeam and stop hearing anything her husband said. That house had laminate counters. She didn't care.
-The backyard through a window, framed like a picture. Seeing it through glass hits different than standing in it. That's when a house starts turning into their house.
-How quiet it is when everyone stops talking. You can watch buyers notice silence. It reads as peace, and peace reads as expensive.
-The finishes matter, but they do a different job. Granite doesn't make her fall in love. Granite is what she uses to justify the decision the kitchen window already made.
